

Typical Second Mortgage Example for a 10% fixed investment
1. Investor has existing R.R.S.P account transferred to the new Olympia Trust account as cash.
2. Investor opens a Olympia Trust self directed R.R.S.P. account (This is done with Imperial Investment Realty Ltd. Representative)
3. Investor has existing R.R.S.P account transferred to the new Olympia Trust account as cash.
4. Imperial Investments Realty ltd. Has their Lawyer draw up the second mortgage documents on a property owned by Imperial Investment Realty Ltd. In the sum of $15, 000 with terms determined by Imperial Investment Realty Ltd. and the investor. Normally a 5 year term, with a 2% payment per year paid by Imperial Investment Realty Ltd. This is 2% payment is required by the Federal government.
5. Investor and representative of Imperial Investment Realty Ltd. meet at the Lawyers office to sign second mortgage documents.
6. The Lawyer then has the second mortgage registered against the selected property at the Land Titles office. At this time the insurance company is also notified.
7. After the registration of the second mortgage is complete, the lawyer requests funds from the Investor’s Olympia Trust R.R.S.P account to be transferred to Imperial Investment realty Ltd.
8. Funds are then released to Imperial Investment Realty by the Lawyer less Legal Fees.
